There will be different times for your account to be active based on the
service you purchased. We have listed your expected activation date
based on your service below

Apartment Guarantee ($950)

This option is for apartments only and takes between 30-40 days to Active

House Guarantee ($1190)

This option is for Houses and Townhomes only, that are listed with a property management company. Activation takes 30-40 days. No private owners, No Real Estate Agents, No 3ʳᵈ party websites (Zillow)

Co-Applicant ($700)

This option is for apartments only and takes between 30-40 days to Active

Rapid Rehousing ($1050) No Refund

This option is for apartments only, that accept applicants without established credit. Activation takes 2 days. Must have verifiable income.

Guarantor ($1250)

This option can be used with an apartment or house.
Leasing agents must accept co-signers for applicants without established credit. Activation takes 5-7 days. No private owners, No Real Estate Agents, No 3ʳᵈ party websites (Zillow). Guarantors are only used for credit purposes.

No Doc Guarantor ($1400)

will not be used to meet income requirements.
No Doc. This option can be used with an apartment or house.
Activation takes 30-40 days. No private owners, No Real Estate Agents, and no third-party websites (Zillow)

Important notice

Activation time frames only indicate the time your account will be ready to start the application process. This does not indicate the time you will be moved into the property. Credit bureau delays can cause activation times to be longer.

How long does the process take?

On average the process takes 30 days for your account to be ready, once the account is ready we start the application process. Sometimes we are able to get you in sooner, however, please makes sure this time frame is suitable for you.

How do I qualify for service?

You must have a source of income.

 

What are acceptable proof of income to get approved for a apartment/house?

Pay stubs, bank statements, letter of employment are all acceptable forms to verify your income. If you have to prove your income another way, you will need to contact the leasing office of the property you’re interested in renting to ask if your form of income verification is acceptable.

We don’t offer property locating services, but there are plenty of companies that offer that service.

Will you find a House/Apartment for me?

We don’t offer property locating services, but there are plenty of companies that offer that service.

Do you only work with Renters in Georgia?

No. We work with renters throughout the U.S. Only state we do not offer service in is New York.

What if I moving from one state to another state?

You must have a source of income in order for us to assist with out-of-state moves.

What if I want a House?

We apply to houses as well, however, the fee is different. It’s $1190 if you want a house. We do not work with private owners or real estate agents working for private owners. Property management companies only.

What if the house/apartment I wanted is no longer available when my account is ready?

You can change or add new property selections at any time during the process.

Will the apartment be in my name?

Yes, it will

What if my spouse and I both have an eviction?

If you and your spouse have an eviction, only one person can apply or both will be required to pay service fees. However, second applicant will receive a $250 discount.

Will I have to pay application fees, administration fees, deposit, etc…?

Yes. You are responsible for all fees required for approval.

What if I don’t meet the income requirements?

If you don’t meet the income requirements required by your apartment, we will not be able to get you approved.

What if I can’t provide pay stubs?

You will have to utilize our No Doc Approval. Click on Purchase for more information.

What are your fees?

$950 for an Apartment and $1190 for a House. Please click on purchase for more fee information.

How and when do I pay?

Once you have qualified for our service you can click Purchase on our website to pay for your service. You must pre-pay for your service. No service will be completed unless full payment is received.

What’s the next step after I pay?

Once your payment is completed, you will receive a form to fill-out with your information, and upload your supporting documents. You will also receive a contract to sign via Docusign that explains our terms of service and our Money Back Guarantee.

Do you work with Section 8 or Income based housing?

Unfortunately, we do not.

Do I have to have good credit?
